DCR Valuation

1. DCR Valuation
The User can perform a depreciation cost replacement valuation here. This method of valuation is normally used for schools, churches or any non-market property.

Building Type

2. Building Type
The User can select the building type as it was set up in the project setup. This field is a dropdown menu. The User can enter up to 7 different building types. When there are more than 7 buildings it will be necessary to group buildings together.

GEBA m²

3. GEBA m²
This is where the User enters the GEBA (Gross Estimated Building Area) of the building that was selected.

ENRC / m²

4. ENRC / m²
This for the User to enter the ENRC (Estimated New Replacement Cost). This field is a lookup field and data is pulled from the project setup.

5. ENRC
This is a calculation field and calculates the total ENRC value for the selected building.

This is the factor that the User wants to use to depreciate the building with. This is a dropdown field and the data is pulled from the project setup.

The Economical Factor allows the User to reduce the valuation accordingly taking various factors into account such as location or any other economic factors that may influence the valuation.

This is where the User can enter a Rand value for the valuation for the land.

This is a calculation field and calculates the total Economical Factor.
